Salty Sands was designed to be more than just a holiday let. Inspired by coastal living and Scandinavian styling, it has been carefully renovated to feel calm, cosy and relaxing from the moment you arrive.
From smart lighting and spa evenings to movie nights in The Lookout and sunsets overlooking the countryside, we hope Salty Sands becomes somewhere you want to return to time and time again.
Arrival
Guest access
Parking There is a dedicated parking space on the front driveway for one vehicle. Additional non-private parking is usually available opposite in the nearby lay-by.
Key access The lockbox is located on the left-hand side of the front door. The current code is sent privately to confirmed guests before arrival. Return keys to the lockbox when you leave.
Arrival tip We recommend reversing into the driveway where possible, as the road can become busy during peak periods.
Beach storage If you require bike or surfboard storage during your visit, please contact us prior to arrival and we will do our best to accommodate.
Late arrival If you are likely to arrive particularly late, please let us know where possible.

Our newest Scandinavian-inspired retreat for relaxation, entertainment and countryside views
We are excited to be putting the finishing touches to our newest addition at Salty Sands, The Lookout. Designed as a Scandinavian-inspired retreat, it has been created to provide a unique space for relaxation, entertainment and enjoying the beautiful North Devon countryside.
Opening January 2027. The Lookout is currently being completed, so some features and specifications shown within this guide may be subject to minor changes.
Cinema and SoundPlanned entertainment setup
When completed, guests will be able to enjoy a 100-inch cinema projector screen paired with Sonos surround sound, designed for relaxed movie nights and immersive entertainment.
Kitchenette and BarBespoke social space
The Lookout is being designed with a bespoke kitchenette and bar area, comfortable lounge seating and a warm Scandinavian-inspired feel for drinks, coffees and relaxed evenings.
Smart ComfortLighting, voice control and air conditioning
Planned features include smart lighting, voice control, air conditioning, heating and cooling, creating a comfortable space for use throughout the year.
Future Guest UseSubject to booking and final setup
Additional sleeping accommodation may be available subject to booking. As we continue to add the final finishing touches, some features and specifications may be subject to minor changes.

Smart Comfort
Technology and energy
Smart FeaturesLighting, Alexa, blinds and cinema
Salty Sands includes smart lighting, Alexa voice assistants, motion-sensor lighting, smart blinds, smart entertainment systems, high-speed mesh Wi-Fi and automated cinema controls.
The garden lighting currently operates primarily on schedules and timers. The Lookout uses motion-sensor lighting, so there are no traditional switches to find in the dark.
SustainabilityEfficient heat pump comfort
We have invested in modern heat pump technology throughout Salty Sands to reduce overall energy consumption, lower carbon emissions and improve efficiency while maintaining guest comfort.
For best results, keep windows and external doors closed when heating or cooling is running.

Nespresso Vertuo PlusMotorised coffee machine
- Fill the water tank with fresh cold water and replace it. The tank simply pulls upwards to remove.
- Gently press the front lever upwards. The machine will turn on and automatically open the capsule chamber.
- Place a Vertuo pod inside with the foil facing up.
- Gently press the lever once to close the lid automatically.
- When the light is solid yellow, press the top button to start making your Nespresso coffee.
- Enjoy. 😊☕
The machine reads the barcode on the pod and automatically brews the correct coffee size. A small number of complimentary pods are supplied for your arrival; additional Vertuo pods are available online or from most larger supermarkets.
The lid is automatic, not manual. Please do not force the motorised lid open or closed by hand.
Samsung Induction HobTouch controls and Flex Zone
- Press the main power button.
- Touch the cooking zone you wish to use.
- Use the touch slider controls to increase or decrease the heat level.
The left-hand cooking area can operate as one large flexible zone for larger pans, griddles, multiple smaller pans or long cookware.
Only induction-compatible pans will work. The hob surface may remain warm after use, so wait for the residual heat indicator to clear. Please avoid dragging pans across the glass surface and never leave cooking unattended.
Samsung MicrowaveMicrowave mode only
The upper appliance is a Samsung combination microwave oven. To keep things simple and avoid confusion with trays and settings, guests are kindly asked to use this appliance in microwave mode only.
The tray currently inside the microwave has been specifically selected for microwave use only.
- The tray must remain inside the microwave appliance.
- It must not be used in the main oven below.
- Please do not use oven, grill or combination cooking modes.
- Do not use metal trays, foil or metal utensils in microwave mode.
DishwasherLamona LAM8607
- Scrape larger food waste from plates before loading.
- Place one dishwasher tablet into the detergent compartment inside the door. Tablets are beneath the sink.
- Press the on/off button.
- Press P / Prog repeatedly to cycle through programmes.
- Close the dishwasher door firmly to start the wash cycle.
Recommended settings: Eco 50°C for everyday use, Intensive 70°C for pots and pans, and Rapid Wash for lightly soiled items. Use Half Load / Time Reduction for smaller loads and quicker cycles.
If it does not start, check the door is fully closed, nothing is blocking the racks, and the racks are pushed fully in.
Lamona Main OvenFan cooking recommended
The Lamona LAM3706 uses touch controls. The most important thing to remember is that the oven will not begin heating until the start key is pressed.
- Press the ⏻ on/off key.
- Use the function display and ∧ / ∨ keys to select your cooking function. For most meals, choose fan cooking.
- Press the °C key, then adjust the temperature using ∧ / ∨.
- Press the ▶ start/stop cooking key to begin heating.
- When finished, press ▶ to stop cooking, then switch the oven off with ⏻.
Quick check: If the oven looks set but is not heating, press the ▶ start key. This is the step most easily missed.
⚙ Basics
Fan cooking is best for pizza, oven meals, roasting and general cooking. It gives even heat and keeps the guide simple for most stays.
Press °C before changing temperature. Use the booster / rapid pre-heat symbol only when you want the oven to reach temperature more quickly.
Use oven gloves when removing trays or dishes, as the shelves, trays, dishes and door area can become very hot.
Washing MachineGuest laundry
A washing machine is available for guest use during your stay.
Please use a gentle everyday cycle, avoid overloading the drum, and message the host if you are unsure which setting to choose.
Air Conditioning and HeatingMitsubishi and LG heat pumps
Salty Sands is fitted with modern Mitsubishi and LG heat pump air conditioning systems, providing both heating and cooling throughout the year.
These highly efficient systems help keep the property comfortable whilst reducing energy consumption and carbon emissions.
Master bedroom Mitsubishi unit
- Press ON/OFF on the remote.
- Select Cooling ❄️ or Heating ☀️.
- Adjust the temperature using the up/down buttons.
- Adjust fan speed if required.
Lounge and twin bedroom LG system
- Press ON/OFF on the LG remote.
- Press MODE to choose Cooling ❄️, Heating ☀️, Fan 🌬️ or Dry 💧.
- Use the temperature up/down buttons to set the room temperature.
- Use Fan Speed to adjust airflow if needed.
- Use Swing to adjust the direction of airflow.
- Press ON/OFF again to turn the unit off.
Important LG split-system note. The lounge and twin bedroom units share the same outdoor heat pump, so both LG units must be set to the same mode. They can both cool or both heat, but one cannot heat while the other cools.
If an LG fault occurs
- Turn both LG units off.
- Wait approximately one minute.
- Set both units to the same mode: heating or cooling.
- Restart the units. The system should reset automatically.
For best performance, please keep windows and external doors closed whilst the systems are operating.

Available daily between 08:00 and 22:00. Maintained at 38°C.

Relax and unwind in the spa.
Jets and atmosphere Tailor your experience with two massage settings, mild or strong, and switch on the spa light for the perfect evening atmosphere.
Temperature adjustments If the water needs warming or cooling, just let us know and we will gladly adjust it for you.
After-use care To keep the spa clean and warm, please remember to put the cover back on when you are finished.
Water safety If you ever spot any issues with the water clarity, colour or jets, simply get in touch with us before hopping in.

Garden Rain Shower
Useful after beach days, surfing, paddleboarding and sandy walks.

Enjoy a warm outdoor rinse with a beautiful countryside view, perfect after the beach or before stepping into the spa.
Please shower before entering the hot tub. This helps keep the spa clean, protects the rear drainage systems and keeps the water comfortable for everyone.
No wetsuits in the showerWetsuits and sandy beach equipment must be rinsed at the dedicated front wash area instead. Please do not bring wetsuits into the outdoor shower.

Sky Lounge
A peaceful place to lounge, unwind and enjoy the view.

Relax and unwind in the Sky Lounge.
Space for two To keep things safe and comfortable, a maximum of two people are welcome on the net at any one time.
Shoes off Please remove all shoes and footwear before stepping onto the net to keep it clean and damage-free.
No jumping This space is designed strictly for lounging, so absolutely no jumping is allowed. Jumping can cause serious injury or damage the installation.
Little ones We want everyone to stay safe, so children under six must be supervised by an adult at all times.

Fire Pit
Logs can be supplied for a small additional charge by prior arrangement.

The fire pit is perfect for relaxed evenings outdoors. Please message before arrival if you would like logs prepared.
Children under 16 must never be left unattended while the fire pit is in use. Please make sure the fire is fully extinguished after use.
Important: We love providing the fire pit for your enjoyment, but please note that guests assume all liability for its safe operation and any associated risks during their stay.

Artisan Outdoor Kitchen
A premium outdoor cooking space with built-in BBQ, storage and relaxed garden dining.
Outdoor kitchen and BBQ.
Getting started Open the BBQ lid fully before lighting. Push in the left-hand control knob, turn it anti-clockwise to High and allow the burner to ignite automatically. Once the first burner is lit, turn on any additional burners as needed and adjust the heat using the control knobs.
Best results Preheat the BBQ on High for 3-5 minutes before cooking. Cooking utensils, brushes and BBQ accessories are provided in the storage drawers below the worktop; please return everything after use.
If you smell gas or suspect a faultTurn the BBQ controls to OFF, turn the outside gas isolation valve OFF, leave the area and contact us immediately.
Gas isolation The gas supply for the BBQ, outdoor shower and future pizza oven is permanently connected. If you ever need to turn the gas off, the isolation valve is outside, opposite the back door. Turn the lever 90 degrees to the OFF position to isolate the supply.
BBQ safety The BBQ becomes extremely hot during use. Keep children supervised and away from hot surfaces, never move the BBQ while it is operating, and always light the burners with the lid open. If a burner does not light, turn the controls OFF, wait 5 minutes, then try again.
Cleaning A professional deep clean is carried out after every booking. To help us keep the outdoor kitchen looking its best, please brush the cooking grills after use, empty food scraps into the bin and wipe away any obvious spills. There is no need to deep clean it before you leave; we will take care of that for you.
Beach Equipment and WetsuitsFront wash area only
There is a dedicated wetsuit and beach equipment cleaning area at the front of the property, with an outdoor tap, hose connection, space for rinsing wetsuits and beach equipment, and hanging space for drying wetsuits.
Please do not take wetsuits beyond this point into the rear garden or use the outdoor shower to wash wetsuits. Excessive sand has previously caused drainage blockages in the rear systems.
Hot Tub SafetyClean, safe spa use
The hot tub water is fully changed between every guest stay and checked again during longer bookings where required. If you notice any issue with water clarity, colour or operation, please contact us before use.
- Replace the cover after use.
- No glassware in or around the spa area.
- Plastic glasses are in the top kitchen cupboard.
- Children under 16 must be supervised by an adult.
- Please do not touch or adjust the air source heat pump beside the spa.
- Interfering with the heating system may prevent the hot tub from operating correctly.

Putsborough sits at the southern end of Woolacombe Bay and is a beautiful choice for a slightly calmer beach day, with golden sand, rolling surf and dramatic views towards Baggy Point.
It is especially good when you want the North Devon beach feel with a more tucked-away atmosphere. Facilities and parking are seasonal, so check before setting off during quieter months.

Baggy Point Walk
Baggy Point is one of our absolute favourite local walks and a must-do while visiting North Devon. It offers panoramic views across Croyde Bay, Woolacombe and the Atlantic Ocean.
Top tip: take a coffee and head up in the evening for sunset. The views are incredible.
Walk To Saunton Beach
The walk to Saunton Beach from Salty Sands takes approximately 15-20 minutes on foot through the dunes and alongside the golf course.
The route eventually joins part of the South West Coast Path before leading directly down towards Saunton Sands and the surf school area.

Mullacott Riding Centre
As horse owners ourselves, we highly recommend Mullacott Riding Centre. They offer beach rides, lessons, scenic countryside hacks and family-friendly riding experiences.
Their horses are beautifully looked after and safety is always at the forefront. We have a great relationship with Hannah and the team at Mullacott, having ridden with them many times over the years.
If you do visit, feel free to mention Colin from Salty Sands. You may even hear a few stories about my own riding adventures along the way. Special mention to Milo, one of our personal favourites.
Saunton Golf Club
Saunton Golf Club is regarded as one of the finest links golf courses in the UK, with breathtaking views across Braunton Burrows and the North Devon coastline.
Ideal for experienced golfers or anyone wanting a memorable coastal round.
Exmoor and Valley of Rocks
Exmoor National Park and the Valley of Rocks are must-visits for dramatic coastal scenery, wild ponies, breathtaking walks and some of the best views in the South West.
The Valley of Rocks is particularly beautiful at sunset.
Ilfracombe Harbour
Ilfracombe Harbour is lovely for independent shops, cafes, galleries and seasonal boat trips including wildlife watching, coastal cruises and Lundy Island trips.
Family Attractions
For younger children and family days out, try The BIG Sheep, The Milky Way Adventure Park, Combe Martin Wildlife & Dinosaur Park and Watermouth Castle.
Tarka Trail

Local tip
Most pubs and restaurants get busy during peak season (July-August). We recommend booking ahead, especially for evening meals and Sunday lunch. Many accept walk-ins for drinks and bar snacks.

Quick TroubleshootingWi-Fi, Alexa, hot tub, air con and dishwasher
Wi-Fi not working? Double-check the password or scan the Wi-Fi QR code displayed in the property.
Alexa not responding? Check the microphone mute button. If needed, switch off at the plug for 30 seconds, then turn it back on and allow it to reboot.
Hot tub cooling down? Check the set temperature. The system should call for heat automatically. If the heat pump does not activate, message the host.
Air conditioning not cooling or heating properly? Check windows and external doors are closed, the correct operating mode is selected, and both LG units are set to the same mode. If the LG system shows a fault, turn both LG units off, wait one minute, set both to heating or both to cooling, then restart.
Dishwasher not starting? Check the door is fully closed, nothing is blocking it, and racks are pushed fully in.

- Please keep outdoor noise to a minimum later in the evening.
If anything becomes damaged or stops working, please let us know as soon as possible so we can resolve it quickly.
Before You Go
Checkout
Checkout is by 10:00am. Before leaving, please complete washing up, switch off lights and air conditioning units, leave the property in a clean and reasonable condition, lock the property securely, and return the keys to the lockbox. We hope you have had an amazing stay and wish you safe travels home.
